Services
Franklin Industrial Services has been in operation since 1984, working in industrial and commercial facilities across the Western and Central provinces. Our focus is to preserve buildings and structures with the aim of extending their serviceable life through predictive maintenance. These services begin with a full site inspection and report of current conditions complete with photos and recommendations. We look forward to working with you to maintain your facility and improve the longevity of your structures.
ROOFING
The maintenance roofing membranes prevents water entry as well as the potentially escalating costs from damage to the substrate. Our company installs all types of roofing, from sheet products to high-performance urethanes and epoxies. We perform assessments, preventative maintenance programs, and long-term budgeting in plants across Canada.
Waterproofing
Water entry from the base of the plant, walls, windows or any other area causes both unsafe conditions and degradation of the interior surfaces. Our company performs all types of waterproofing to walls, windows, basements, bases, pavement, concrete and steel surfaces, walkways etc. This waterproofing includes both interior and exterior applications. Negative side waterproofing (interior) is especially challenging, and our company has had considerable success in this area. The moisture present in the basements creates both a safety hazard from slipping and a food safety concern. In addition, substrate damage to concrete and steel will escalate repair costs if left unattended. Our company installs all types of coatings, injections, and cementitious products.
CONCRETE RESTORATION
The vast amount of concrete that makes up the construction of your plant requires constant maintenance, whether through coating or restoration of the concrete substrate. We use a wide variety of high-performance concrete, epoxy, and polyurethane products to ensure long-lasting solutions.
CONFINED SPACE WORK
Our team is fully trained in Confined Space Entry and IDLH Rescue, allowing us to inspect, perform repairs and, if necessary, conduct rescues in confined spaces while on supplied air.
ROPE ACCESS WORK
Using rope access, we can access virtually any part of the walls or structure of a plant, giving us the ability to complete a full inspection through non-destructive testing (NDT), and benchmark your facility. In addition to inspection, we provide full installation services including: repair of spalling concrete and degraded metal, waterproofing and sealing of holes, cracks, penetrations, cleaning (pressure washing), painting, removals, and installations. The cost of rope access is often considerably less than scaffold setup or boom lift rental. In fact, there are some areas of the plant where the only way to access areas requiring maintenance is through rope. Difficult to access maintenance or inspection requirements are accessible through this service. Our team is highly trained, safe and accustomed to the heavy industrial environment. All training is conducted under IRATA and SPRAT standards. If required, we can perform inspections under the direction of engineers.
WINDOW REPLACEMENT
Aging windows actively work against the efficiency of your facility causing problems such as poor ventilation, moisture infiltration, water entry, rodent and pest infestations, concrete degradation and rusting. Our window services include design, removal and replacement as well as disposal. All work is completed to meet local building codes, energy efficiency standards, and industry regulations. Replacing windows will not only create a safer, more efficient environment, but will also significantly reduce the long-term maintenance costs.
ASBESTOS ABATEMENT
We provide asbestos abatement and disposal in complex industrial environments, ensuring full compliance with provincial and local regulations. Our certified specialists employ techniques to safely identify, contain, and remove asbestos-containing materials from facilities such as manufacturing plants, refineries, and warehouses. From initial site assessment through final clearance testing, we manage every phase of the abatement process with precision and a commitment to worker and environmental safety, protecting your workforce and minimizing operational disruption.

Franklin specializes in industrial pressure washing services. Our rope access and confined space expertise allow us to safely reach any area of your facility, no matter how difficult the access. Our technicians remove organic and inorganic debris that can pose safety and operational concerns, as well as look unsightly. Pressure washing can also reveal underlying substrate damage that, if addressed early, prevents costly repairs in the future. In addition, we can install a variety of coatings to prevent the growth of algae.
GENERAL SITE MAINTENANCE
The overall cleanliness, appearance, and order of a plant affects both its longevity as well as the community optics and employee pride. We provide general site maintenance through many services including bird mitigation, guardrails, safety walk paths, post-fire clean-up, rust mitigation, mould remediation, cladding installation, dock improvements, and general site clean-up.

Our entire crew is fully certified in IRATA rope access training, Confined Space and IDLH Rescue, OFA 1, Fall Protection, Forklift, 130’ Boom Lift, and WHMIS. This allows us to access challenging areas and complicated jobs in the safest, most efficient manner.
